Service Overview

Roof Drainage — what it covers and when it's right.

What it is

Roof drainage is everything that moves water from the gutters to the ground drain or soakaway — downpipes, shoes, gullies, rainwater hoppers, and the connection to the foul or surface water system. When it blocks or fails, water backs up into the gutter and finds its way down the wall.

Who it's for

Anyone with persistent damp at the wall base, water staining on render, blocked downpipes, overflowing gullies or unexplained subsidence concerns near downpipe terminations.

When you need it

After any planting or driveway work that might have disturbed buried drainage. After flooding events.

Why a professional

Drainage diagnosis isn't always obvious — sometimes the problem is 6m of buried clay pipe collapsed under a driveway, sometimes it's a hopper bracket that's failed, sometimes the original installer never connected the downpipe to anything. CCTV inspection and pressure testing tell us what's actually happening underground.

What happens if you wait

The cost of ignoring it always exceeds the cost of fixing it.

Foundation saturation

Persistent water at the wall base on Tayside clay soils causes heave and subsidence — five-figure structural repair territory.

External damp

Backed-up downpipes overflow at every joint, saturating the wall behind.

Driveway and garden flooding

Disconnected or collapsed drainage pushes hundreds of litres into the wrong place during heavy rain.

Internal damp at ground floor

Tracked through brickwork from a failed downpipe — diagnosed as 'rising damp' and treated wrongly for years.

Insurance refusals

Subsidence claims routinely refused where drainage failure is provable and was 'reasonably observable'.

Common mistakes we get called to fix

Most of these started as someone trying to save a few hundred pounds.

  • Replacing the downpipe without checking the buried drain it connects to
  • Routing rainwater into the foul drain in violation of building regs (and SEPA rules)
  • Soakaways too small or too close to the building
  • Ignoring failed hopper brackets — gravity wins eventually
  • DIY soakaway dug into clay (no infiltration, useless)
Our Process

A five-step system — no surprises.

01

Step 1 — Diagnostic survey

Visual inspection, water flow testing, CCTV of buried sections where needed. We diagnose the actual fault, not the symptom.

02

Step 2 — Written quote

Itemised: scope, materials, excavation if required, reinstatement. Written quote.

03

Step 3 — Above-ground works

Downpipe replacement, hopper renewal, shoe and gully renewal — same-day where above ground.

04

Step 4 — Below-ground works

Excavation, broken pipe replacement, soakaway construction or rainwater connection to surface water system.

05

Step 5 — Test, reinstate, sign-off

Hydraulic test, full backfill and reinstatement of paving/grass.

The Benefits

What you actually get when you hire Rossi.

Diagnosis, not guesswork

We find the actual fault before we quote. No 'might be this' — proven by camera or flow test.

Compliant with regs

Rainwater discharged correctly — surface water system or compliant soakaway, never foul drain.

Stops damp at source

Fix the drainage, fix the damp. No more painting damp-proof paint over a never-ending water source.

Protects foundations

Critical on Tayside clay subsoils where saturation drives heave and subsidence.

Reinstatement included

Driveway, paving and grass reinstated to match — we don't leave you with a trench.

In Depth

The materials, methods and variations behind roof drainage.

Drainage problems usually present as damp inside the house. The skill is tracing them back to the actual fault — often metres of buried pipe between a downpipe shoe and a soakaway. Here's the work.

Materials we use

  • Floplast and Marley round and square downpipes — 65mm and 110mm
  • Cast aluminium downpipes (Alumasc, Rainclear) for heritage spec
  • 110mm clay and PVC underground drainage to BS EN 1401
  • Crate soakaway systems (Wavin Aquacell, Polypipe Polystorm) for properties with no rainwater connection
  • Heavy-duty PVC gullies, bottle gullies and yard gullies for ground-level termination
  • Hopper heads and rainwater diverters for water-butt connections

Methods we follow

  • CCTV survey of buried drainage to locate breaks, root ingress and offsets
  • Hydraulic flow test to confirm capacity and identify backing-up
  • Excavation and pipe replacement to BS EN 752 falls (1:40 typical for 110mm)
  • Soakaway construction sized to BRE Digest 365 — based on infiltration test and roof catchment area
  • Connection to existing surface water network where one exists
  • Rainwater harvesting integration (water-butt diverters and below-ground tanks)

Variations of this service

Downpipe replacement

Above-ground replacement of failed or undersized downpipes. Standard scope, 1-day job.

Buried drain repair

Excavation and replacement of collapsed or root-blocked underground sections.

Soakaway installation

For properties with no surface water connection. Crate systems sized for the roof catchment.

Hopper and rainwater head

Decorative cast hoppers for heritage properties; functional plastic hoppers for combined gutter discharges.

Rainwater harvesting

Diverters and below-ground tanks feeding garden or grey-water systems.

When it applies

Typical situations we're called for across Tayside and Fife.

  • Persistent external wall damp
  • Pooling water at the building base
  • Subsidence concerns near downpipes
  • Driveway flooding during heavy rain
  • Pre-extension drainage strategy and Building Standards compliance

Residential vs commercial

Domestic drainage rarely needs more than a day's excavation. Commercial drainage often involves attenuation tanks, oil interceptors and SUDS compliance — all within our scope, with civils partner involvement where required.
