Fascias & Soffits — what it covers and when it's right.

What it is

Fascias are the boards at the eaves where the gutter attaches. Soffits are the boards underneath. Bargeboards are the angled boards at the gable ends. Together they finish the roof, support the gutter and protect the structural timbers from weather and pests.

Who it's for

Anyone with peeling paint on timber fascias, sagging gutters, woodpecker damage, visible rot, bird entry into the loft, or simply tired-looking eaves. Universal job — every house has them and most need attention every 25–40 years.

When you need it

When painted timber starts to fail (typically 7–15 year repaint cycle becomes uneconomic), when rot is visible, when gutters have been sagging despite re-bracketing, or as a planned upgrade during a re-roof.

Why a professional

Working at eaves height — typically 5–7m on a two-storey house. The job needs tower scaffold or a roof ladder, not a leant ladder. It also needs careful flashing reinstatement and proper ventilation maintenance — both routinely missed by handyman installs.

The materials, methods and variations behind fascias & soffits.

Fascia and soffit jobs split into two: capping (cladding over existing timber) or full replacement (strip timber, install all-new). The right choice depends on the condition of what's there. Done properly, neither needs touching again for two decades.

Materials we use

  • Floplast, Eurocell and Swish uPVC fascia boards — 18mm and 25mm, square or ogee profile
  • Vented and unvented soffit boards — 10mm hollow or solid, smooth or woodgrain finish
  • Colour options: white, black, anthracite grey, rosewood, light oak, golden oak
  • uPVC bargeboards with matched corner trims
  • uPVC cladding (shiplay, vertical) for gable apex and dormer cheeks
  • Stainless steel and polymer-coated fixings — never bright steel, which streaks rust down white uPVC within 18 months

Methods we follow

  • Strip-and-replace where existing timber is rotten or beyond economic recovery — the right answer in 80% of cases
  • Capping over sound timber where rot is absent and the timber is structurally OK — saves cost where appropriate
  • Continuous over-fascia ventilation strip to maintain BS 5250 airflow requirements
  • Vented soffits at standard 10mm air-gap equivalent
  • Felt support tray installed at eaves where existing underlay terminates too short
  • Lead soakers and drip edges renewed where they meet the new fascia

Variations of this service

Full strip and replace

All timber removed, structural rafter feet treated or replaced, new uPVC installed throughout. The longest-lasting option.

Capping over existing

uPVC cladding fixed over sound timber. Faster and cheaper where rot is absent, but only valid if the underlying timber is genuinely sound.

Bargeboards only

Gable-end work where the eaves are already done. Often combined with gable cladding for matched finish.

Dormer cladding

uPVC shiplap or vertical cladding to dormer cheeks — eliminates the painted timber that fails fastest.

Combined with re-roof

Cheapest possible time to do fascias is during a re-roof — scaffold is already up and gutters are already off.
