Service Overview

Roof Repairs — what it covers and when it's right.

What it is

A roof repair is a targeted fix to one or more failed elements of an otherwise sound roof — slipped slates, cracked tiles, perished flashing, blown ridge tiles, failed lead work, loose verges or pinhole leaks in flat roof membranes. The aim is to make the roof fully weathertight again without the cost or disruption of a full replacement.

Who it's for

Right for homeowners, landlords and commercial property managers in Tayside and Fife who have spotted a leak, missing tiles, daylight in the loft, damp patches on ceilings or storm damage — and want it dealt with by a roofer who turns up, diagnoses honestly and prices in writing.

When you need it

After storms, during winter freeze-thaw cycles, when interior staining appears, after seeing tiles in the garden, when buying or selling (RICS survey flags), or as part of routine 12–24 month roof checks. The earlier you act, the less the bill.

Why a professional

DIY roof repairs and handyman patch-ups are the #1 reason a in writing on request fix turns into a in writing on request ceiling, insulation and electrical job six months later. A qualified roofer accesses safely, diagnoses the actual point of water ingress (which is rarely where the stain is), and matches materials so the repair lasts a decade — not a winter.

What happens if you wait

The cost of ignoring it always exceeds the cost of fixing it.

Hidden timber rot

Water tracks along rafters for months before showing on the ceiling. A in writing on request repair becomes a in writing on request rafter replacement once the structure is compromised.

Insulation written off

Soaked loft insulation loses 50–70% of its R-value and grows black mould. Replacement is in writing on request plus disposal.

Electrical danger

Water on downlights, junction boxes or consumer units is a serious shock and fire risk. Insurers will refuse claims where neglect is provable.

Damp, mould and health

Persistent moisture causes Stachybotrys mould — directly linked to asthma, respiratory issues and an unsellable EPC report.

Refused insurance claims

Most policies exclude damage from 'gradual deterioration'. A documented professional repair protects future claims; a botched DIY patch invalidates them.

Common mistakes we get called to fix

Most of these started as someone trying to save a few hundred pounds.

  • Sealing the visible stain instead of finding the actual entry point higher up the slope
  • Using black bitumen mastic on slate — looks fixed for 6 months, then traps water beneath
  • Replacing one slate without addressing the nail-sickness causing the rest to slip
  • Ignoring perished flashing around chimneys, dormers and abutments
  • Hiring an uninsured 'man with a ladder' who falls and sues the homeowner
Our Process

A five-step system — no surprises.

01

Step 1 — Free inspection

We attend, access the roof safely, inspect externally and internally (including loft) and identify the actual cause of water ingress.

02

Step 2 — Honest diagnosis

You get a plain-English explanation of what's wrong, what's optional, and what's urgent. No scare tactics, no upsells.

03

Step 3 — Written quote

Itemised price in writing, valid 30 days. What we quote is what you pay — no day-rate surprises.

04

Step 4 — Repair carried out

Matched materials (slate, tile, lead, membrane), correct fixings, made-good around flashings. Most repairs completed same-day.

05

Step 5 — Test, tidy & sign-off

Water test where appropriate, full clean-up, and a walk-through sign-off so you can see exactly what was done.

The Benefits

What you actually get when you hire Rossi.

Same-day fixes

Most single-point repairs completed in one visit — no return trips, no scaffolding for minor work.

Written quote, in writing

You see the number before we lift a slate. No hourly drift, no 'we found extras'.

Properly insured

£5 million Public Liability — if anything goes wrong on your property, you're covered. Most rogue traders aren't.

A registered Scottish business

Work carried out by Rossi Roofing Ltd, a Companies House-registered Scottish business (SC832569) — not a sole-trader cash job.

Protects your home's value

A documented professional repair is an asset at sale time. A DIY patch is a survey flag that knocks in writing on request off offers.

Peace of mind, fast

In Depth

The materials, methods and variations behind roof repairs.

Roof repair sounds simple until you're on the roof. The materials, fixings and detailing on a 1970s Perthshire bungalow are nothing like a Victorian Dundee tenement or a modern Forfar new-build. We carry the materials and certifications to repair all of them — and we know which Tayside housing stock fails in which ways.

Materials we use

  • Scottish natural slate (Ballachulish, Westmorland, Spanish, Welsh) — sized and dressed to match existing courses
  • Concrete and clay interlocking tiles (Marley, Redland, Sandtoft, Russell) — matched by profile and colour weathering
  • Code 4 and Code 5 lead flashing — dressed, welted and clipped to BS 6915 / LSA guidance
  • EPDM, GRP and torch-on felt patches for flat roof repairs — the right primers and adhesives for the system
  • Stainless steel and copper nails — never galvanised on slate (galvanised fails inside a decade in coastal Tayside air)
  • Breathable membrane patches, ridge mortar (NHL 3.5 lime where appropriate on traditional stone properties)

Methods we follow

  • Slate replacement using tingles (lead clips) when nails cannot be re-driven from above
  • Re-bedding and mechanical fixing of ridge and hip tiles — dry-fix systems where mortar has failed repeatedly
  • Step and cover flashing renewal around chimneys, dormers, parapets and wall abutments
  • Localised felt and underlay repairs at eaves where rotted timber and dropped tiles meet
  • Lead welding for valley repairs (mobile workshop, no off-site delays)
  • Pinhole leak repair on EPDM and GRP flat roofs with the correct patches

Variations of this service

Slipped or missing slates/tiles

The most common Tayside call-out, especially after westerly storms. Diagnosed in minutes, fixed within hours.

Chimney flashing failure

Lead splits along the bend lines after 40–60 years. We strip, dress new Code 4 lead and chase into the mortar joint properly — not bedded in silicone.

Valley and gulley leaks

Where two roof slopes meet. Usually rusted-through traditional steel or split lead. We renew in lead or GRP-lined valley boards.

Ridge and hip tile failure

Mortar bed cracks and tiles lift in wind. We re-bed in NHL lime or convert to a dry-fix mechanical system covered by the manufacturer's warranty.

Flat roof leaks

EPDM seam failure, GRP cracking at upstands, felt blistering. Patched same-day; we'll tell you honestly when a recover is more economical than repeat repairs.

Storm and emergency damage

Make-safe as soon as we can, insurance-ready written report, permanent repair scheduled within the week.

When it applies

Typical situations we're called for across Tayside and Fife.

  • Post-storm damage (Tayside catches the full force of westerly Atlantic systems)
  • Pre-sale and pre-purchase surveys flagging roof issues
  • Insurance claim work — we provide the written documentation insurers require
  • Listed buildings and conservation areas in Perth, St Andrews and Cupar — heritage-appropriate materials
  • End-of-life nail sickness on Victorian and Edwardian properties (Dundee, Broughty Ferry, Newport-on-Tay)

Residential vs commercial

Residential repairs are usually access-limited (one or two roofers, ladder or tower access). Commercial flat roofs and industrial pitched roofs need fall-arrest systems, edge protection and often out-of-hours work to avoid disrupting tenants — all of which we carry insurance and training for. Quotes for commercial work include a method statement and risk assessment as standard.
