Emergency Roofing — what it covers and when it's right.
Emergency roofing is the rapid attendance, make-safe and stabilisation of a roof failing in real time — storm-blown tiles, lifted ridges, ceiling-soaking leaks, fallen chimneys, fire and impact damage. The aim is to stop further damage today; the permanent repair follows within days.
Any homeowner, landlord or commercial property manager facing active water ingress, structural roof damage or a safety risk from falling materials. We attend all of Tayside and Fife.
The moment it happens. The first 24 hours of an active leak determines whether you have a in writing on request repair or a in writing on request plaster-and-insulation job. Delay multiplies the damage exponentially.
Emergency roofing is the most dangerous and most insurance-sensitive work a roofer does. Done wrong it makes the damage worse (sealed tarps trap water, badly fixed sheets become wind missiles). Done right it stops the leak, documents the cause and gives your insurer everything they need to settle the claim fast.
The cost of ignoring it always exceeds the cost of fixing it.
Ceiling collapse
Saturated plasterboard collapses suddenly — onto furniture, electrics, occupants. The first warning is often the only one.
Electrical fire
Water reaching downlights, junction boxes or consumer units in a roof void is a confirmed fire risk.
Insulation written off
24 hours of soak is enough to ruin loft insulation. Replacement cost: in writing on request.
Insurance refused
Insurers can and do refuse claims where 'reasonable steps' weren't taken to mitigate ongoing damage. Documented make-safe is what 'reasonable steps' means.
Wind-driven cascade
One missing tile in a westerly storm causes a chain reaction — five become twenty within an hour.
Common mistakes we get called to fix
Most of these started as someone trying to save a few hundred pounds.
- Trying to climb the roof yourself in storm conditions
- Calling a chancer offering 'cash today' — uninsured, untraceable, often makes damage worse
- Sealing tarp to a wet roof so water is trapped beneath
- Failing to record damage before make-safe (the insurer needs the before-state)
- Waiting until morning to call — every hour of active leak doubles internal damage
A five-step system — no surprises.
Step 1 — Call answered by a roofer
01738 260550. Real diagnostic conversation — not a call centre script. We confirm response time and what to do in the meantime.
Step 2 — Same-day make-safe

The materials, methods and variations behind emergency roofing.
Emergency roofing has two phases: stop the damage today, fix it properly within the week. Tayside catches the brunt of westerly Atlantic systems and we've responded to every named storm since 2010. Here's how it works.
Materials we use
- Heavy-duty tarpaulin sheets with reinforced eyelets — never lightweight builder's polythene
- Plywood and OSB for boarding up impact damage
- Temporary felt and battens for storm-stripped sections
Methods we follow
- Tarpaulin secured with battens fixed into sound substrate, not just weighted with bricks
- Tarpaulin lapped over the ridge or to a sound abutment — never just laid on the damaged area
Variations of this service
Storm damage (Tayside high-wind events)
The most common emergency. Lifted ridges, blown tiles, ripped flashings — make-safe and permanent repair within days.
Active interior leak
Water through the ceiling. Internal protection plus external make-safe — same visit.
Chimney damage
Storm-cracked stacks, fallen pots, sliding tiles around the chimney. Temporary make-safe with permanent rebuild scheduled.
Tree impact damage
Branches through the roof. Boarding, tarping and structural assessment for permanent repair scope.
Fire and smoke damage
Make-safe and weatherproofing post-fire, working alongside insurance loss adjusters.
When it applies
Typical situations we're called for across Tayside and Fife.
- Named storm events (Tayside catches every westerly Atlantic system)
- Winter freeze-thaw split lead or burst pipes
- Vandal or impact damage
- Sudden ceiling stain or active leak
- Pre-completion emergencies on sale transactions
Residential vs commercial
Domestic emergencies are usually single-visit make-safe with permanent repair within 5–10 days. Commercial emergencies (industrial roofs, schools, hospitality) often need out-of-hours response with continuity-of-operation in mind, plus CDM 2015 documentation. Both within our Same-day emergency response scope.
