Roof Replacement — what it covers and when it's right.
A full roof replacement (re-roof) is the complete stripping back to rafters of an existing roof and rebuilding it with new underlay, battens, slates or tiles, flashings, ridges, verges, fascias and gutters where required. It's the right answer when repair after repair stops being economic.
Homeowners with roofs over 60–80 years old showing nail sickness, persistent leaks across multiple slopes, or sagging timbers. Landlords protecting long-term asset value. Commercial property owners with end-of-life industrial pitched or flat roofs.
When a roof has had three or more repairs in 24 months, when more than 15–20% of slates show movement, when underlay has perished (visible from inside the loft as daylight or stain marks), when a survey has flagged structural concerns, or when an extension means the existing roof can no longer integrate cleanly.
A re-roof touches every other part of the building envelope — insulation, ventilation, gutters, fascias, chimneys, electrical cables in the loft. Done badly it causes condensation, cold-bridging and timber rot that wasn't there before. Done properly by a qualified team it's the single best long-term investment you can make in the property.
The cost of ignoring it always exceeds the cost of fixing it.
Repair costs spiralling
Owners typically spend in writing on request on repeated repairs in the final 5 years of a roof's life — money that should have gone toward replacement.
Condensation in the loft
Old roofs without modern breathable underlay trap moisture. The result: black mould on rafters and ruined insulation.
Sagging and structural failure
Once rafters begin to bow, the cost of replacement triples. Catching it before structural intervention is critical.
Energy bills you can't fix
An old roof with degraded underlay and minimal insulation can account for 25% of household heat loss. No amount of new windows fixes that.
Sale-killing surveys
RICS surveyors flag end-of-life roofs aggressively. Expect buyers to discount in writing on request or walk away entirely.
Common mistakes we get called to fix
Most of these started as someone trying to save a few hundred pounds.
- Choosing the cheapest quote without checking the spec — cheap quotes routinely omit new underlay, battens or proper ventilation
- Re-roofing without upgrading loft insulation while the felt is off (a in writing on request add-on that saves thousands)
- Bedding ridges in sand-and-cement on a property where dry-fix would carry a manufacturer's warranty
- Skipping new fascias, soffits and gutters — they'll fail within 3 years and you'll need scaffolding again
- Hiring a generalist builder rather than a roofing specialist for a roof-only project
A five-step system — no surprises.
Step 1 — Survey & scope
Full external inspection and loft inspection. We confirm whether full replacement is genuinely needed — or whether targeted repairs still make sense.
Step 2 — Written quote
Itemised specification — underlay grade, batten size, slate/tile choice, ridge system, flashings, ventilation, gutters. You know exactly what you're buying.
Step 3 — Scheduling & scaffold
Materials ordered, scaffold and skip booked, start date confirmed in writing. Neighbours notified where appropriate.
Step 4 — Strip, recover, finish
Old covering stripped, structure inspected, new breathable underlay, new battens, new covering laid to BS 5534. Lead flashings dressed and chased in. Daily progress photos.
Step 5 — Sign-off & guarantee
Final inspection with you on the ground, gutters cleared, site left cleaner than we found it, and your written workmanship guarantee — 25 years on full re-roofs.
What you actually get when you hire Rossi.
Decades of peace of mind
A properly installed slate or tile roof will outlive your mortgage. No more storm-season anxiety, no more buckets in the loft.
Lower heating bills
Combined with upgraded loft insulation (offered as part of the project), most homeowners see 15–25% reduction in heating costs.
Property value uplift
RICS data consistently shows a new roof recovers 60–80% of its cost at sale and frequently unblocks deals that would otherwise fall through.
Insurance-friendly
Documented new roof from a Companies House-registered contractor means lower excess and faster claim handling.
One trusted team, start to finish
Same crew from strip to sign-off. No subbed-out finishing, no chasing different trades.
Up to 25-year guarantee
Written workmanship guarantee plus manufacturer warranties on tiles, membranes and dry-fix systems where applicable.
The materials, methods and variations behind roof replacement.
Replacing a roof in Tayside isn't the same job as replacing one in Surrey. The wind loading, the freeze-thaw cycles, the coastal salt air around Dundee and St Andrews, the listed-building constraints in Perth city centre — all of it shapes what we specify. Here's the detail.
Materials we use
- Scottish natural slate — the gold standard, 100+ year lifespan, the only honest choice on listed and conservation properties
- Welsh and Spanish natural slate — equivalent performance, lower cost than Scottish, common spec on 1900–1950 housing
- Marley Eternit fibre cement slate — engineered alternative, supplied with the manufacturer's warranty
- Concrete and clay interlocking tiles (Marley Modern, Redland Cambrian, Sandtoft) for 1960s–present housing stock
- Tyvek and Klober breathable underlay — replaces the old 1F felt that trapped moisture and rotted rafters
- Treated batten to BS 5534 — graded, marked, the correct size for the rafter spacing
- Code 4/5 lead, GRP valleys, dry-fix ridge and verge systems supplied with the manufacturer's warranty
Methods we follow
- Strip to rafters, inspect every truss/rafter for rot and timber decay, replace where needed
- Lay new breathable underlay with correct laps and counter-battens where ventilation demands
- New treated battens at gauge calculated for the chosen covering and the local wind zone (Tayside is Zone 4–5)
- Slates laid double-lapped, head-nailed with copper or stainless steel — never galvanised in coastal air
- Mechanical dry-fix on ridges, hips and verges — eliminates the mortar failure that plagues older roofs
- Lead step-and-cover flashings dressed and chased into chimneys, dormers and abutments
- New deep-flow uPVC gutters and downpipes installed concurrent with scaffold — saves a second visit
Variations of this service
Like-for-like slate re-roof
Most common on Victorian and Edwardian properties. Existing slate stripped, sound slates reclaimed for repairs, new matched slate laid throughout.
Slate-to-tile conversion
Often economic on 1930s+ properties where heritage spec isn't required. Significant cost saving with 50–60 year lifespan.
Insulated warm-roof upgrade
Modern PIR insulation between/over rafters during the re-roof — turns an unused cold loft into usable warm storage and slashes heat loss.
Listed building re-roof
Heritage-appropriate Scottish slate, NHL lime mortars, traditional detailing. We liaise with conservation officers in Perth, St Andrews and Cupar.
Commercial pitched re-roof
Industrial units, schools, agricultural buildings — phased to avoid disruption, with fall-arrest and edge protection.
When it applies
Typical situations we're called for across Tayside and Fife.
- Properties on their original 80–120 year-old slate covering
- 1960s–80s concrete tile roofs reaching end of life
- Roofs damaged beyond economic repair by storm or fire
- Pre-sale upgrades to unblock a stalled transaction
- Extensions where matching the existing roof is no longer viable
Residential vs commercial
Domestic re-roofs are typically completed in 5–10 working days for an average semi-detached home. Commercial pitched re-roofs are phased, often working out-of-hours, and include compliance documentation (CDM 2015, method statements, working-at-height risk assessments) that residential jobs don't require. Pricing structure differs accordingly.
