Flat roofing covers any roof with a pitch under 10°. Modern flat roofing is nothing like the failing felt roofs of the 1970s — EPDM rubber, GRP fibreglass and high-performance torch-on systems routinely deliver 20–30 years of trouble-free service when correctly specified and installed.

When you see pooling water, blisters, splits, bare felt mineral coating, internal damp patches, or when the existing covering is over 20 years old. New-build extensions: spec the flat roof properly from day one and you'll never touch it again.
Flat roofs fail at details — upstands, edge trims, outlets, abutments — not in the middle of the field. DIY and generalist jobs nearly always fail at these points within 3–5 years. The materials, methods and variations behind flat roofing.
Three systems dominate modern flat roofing — EPDM, GRP and torch-on bitumen. They are not interchangeable. The right choice depends on the deck, the size, the access, the detailing and your tolerance for future maintenance. Here's how we specify them.
Materials we use
- EPDM (Firestone RubberCover, ClassicBond) — single-ply synthetic rubber, 50-year design life, one continuous sheet on most domestic roofs
- GRP (Cure-It, Top Seal) — glass-reinforced polyester laminate, 25+ year life, ideal for complex shapes and walkable surfaces
- Torch-on felt (Bauder, Icopal) — multi-layer SBS-modified bitumen, supplied with the manufacturer's warranty, the right answer on large commercial roofs
- PIR insulation boards (Celotex, Kingspan) — 100–150mm typical for warm-roof build-ups, U-value 0.18 W/m²K or better
- Aluminium edge trims, kerb upstands, outlet sumps — engineered detailing that lasts as long as the membrane
- OSB3 and exterior-grade ply decks where structural replacement is needed
Methods we follow
- Single-ply EPDM bonded to deck and upstands in one continuous sheet — no field seams on domestic-sized roofs
- Multi-layer GRP laminate with stitched in-corners and overlapped joints, finished in pigmented topcoat
- Two- or three-layer torch-on with full-bond underlay and capping sheet (Reaction-to-Fire rated BROOF(t4))
- Warm-roof construction: insulation above deck, membrane above insulation — eliminates interstitial condensation
- Tapered insulation schemes designed to BS 6229 falls (minimum 1:80) where existing deck has no falls
- Welded EPDM seams at penetrations using the correct cover strips
