Service Overview

Flat Roofing — what it covers and when it's right.

What it is

Flat roofing covers any roof with a pitch under 10°. Modern flat roofing is nothing like the failing felt roofs of the 1970s — EPDM rubber, GRP fibreglass and high-performance torch-on systems routinely deliver 20–30 years of trouble-free service when correctly specified and installed.

Who it's for

Anyone with a garage, extension flat roof, dormer, porch or commercial flat roof at end of life — or anyone planning a new extension and weighing flat vs. pitched options.

When you need it

When you see pooling water, blisters, splits, bare felt mineral coating, internal damp patches, or when the existing covering is over 20 years old. New-build extensions: spec the flat roof properly from day one and you'll never touch it again.

Why a professional

Flat roofs fail at details — upstands, edge trims, outlets, abutments — not in the middle of the field. DIY and generalist jobs nearly always fail at these points within 3–5 years. Installation by a roofing specialist to manufacturer detail is what unlocks the manufacturer system warranties that make flat roofing economic.

What happens if you wait

The cost of ignoring it always exceeds the cost of fixing it.

Pooling water

Standing water on a failed flat roof finds every micro-crack. Within one winter it's inside the building.

Internal damage

Flat roofs cover the rooms you actually live in — kitchens, extensions, bedrooms. A leak doesn't drip into a loft; it ruins plaster, flooring and electrics.

Insulation soaked

Modern flat roofs are insulated. Once that insulation is wet it's worthless and must be stripped and replaced — adding in writing on request/m² to any future works.

Structural deck rot

OSB and ply decks rot fast under failed coverings. Replacement triples the cost of a routine recover.

Warranty void

Manufacturer warranties on EPDM and GRP are void without certified installation. DIY install = no warranty cover, ever.

Common mistakes we get called to fix

Most of these started as someone trying to save a few hundred pounds.

  • Specifying torch-on felt where EPDM would have given twice the life for similar money
  • Skipping a tapered insulation scheme on a roof that needs falls to outlets
  • Using mastic at upstands instead of proper bonded trims
  • Installing in temperatures below manufacturer minimums (a real risk in Scottish winters)
  • Cutting GRP corners without sufficient overlaps and topcoat thickness
Our Process

A five-step system — no surprises.

01

Step 1 — Free survey

We assess existing deck condition, falls, insulation, outlets and abutments. Honest advice on recover vs. strip-and-replace.

02

Step 2 — System recommendation

EPDM, GRP or torch-on — chosen for your specific roof, traffic, access and budget. Written quote with system specification.

03

Step 3 — Strip and prepare

Old covering removed, deck inspected and replaced where rotten, falls corrected with tapered insulation where needed.

04

Step 4 — System installation

Manufacturer-specified primers, adhesives, membranes, trims and detailing. Continuous bonded laps, mechanically fixed where required.

05

Step 5 — Inspection & warranty

Final inspection, water test, manufacturer system warranty registered in your name.

The Benefits

What you actually get when you hire Rossi.

Decades, not years

Properly installed EPDM and GRP routinely deliver 25+ years. The maintenance bill drops to zero.

Genuine warranties

Manufacturer system warranties — available where the system is installed to manufacturer specification.

Walkable systems available

Where you need access (terraces, balconies) we install protected systems that take foot traffic without compromising waterproofing.

Clean, modern finish

Crisp edge trims, neat outlets — looks engineered, not patched. Adds visible quality to extensions and dormers.

Cold or warm roof options

We specify the right build-up for your situation — including upgrading to a warm roof during recover to eliminate condensation risk.

No more patch-job spend

One done-right installation replaces a decade of in writing on request annual patches.

In Depth

The materials, methods and variations behind flat roofing.

Three systems dominate modern flat roofing — EPDM, GRP and torch-on bitumen. They are not interchangeable. The right choice depends on the deck, the size, the access, the detailing and your tolerance for future maintenance. Here's how we specify them.

Materials we use

  • EPDM (Firestone RubberCover, ClassicBond) — single-ply synthetic rubber, 50-year design life, one continuous sheet on most domestic roofs
  • GRP (Cure-It, Top Seal) — glass-reinforced polyester laminate, 25+ year life, ideal for complex shapes and walkable surfaces
  • Torch-on felt (Bauder, Icopal) — multi-layer SBS-modified bitumen, supplied with the manufacturer's warranty, the right answer on large commercial roofs
  • PIR insulation boards (Celotex, Kingspan) — 100–150mm typical for warm-roof build-ups, U-value 0.18 W/m²K or better
  • Aluminium edge trims, kerb upstands, outlet sumps — engineered detailing that lasts as long as the membrane
  • OSB3 and exterior-grade ply decks where structural replacement is needed

Methods we follow

  • Single-ply EPDM bonded to deck and upstands in one continuous sheet — no field seams on domestic-sized roofs
  • Multi-layer GRP laminate with stitched in-corners and overlapped joints, finished in pigmented topcoat
  • Two- or three-layer torch-on with full-bond underlay and capping sheet (Reaction-to-Fire rated BROOF(t4))
  • Warm-roof construction: insulation above deck, membrane above insulation — eliminates interstitial condensation
  • Tapered insulation schemes designed to BS 6229 falls (minimum 1:80) where existing deck has no falls
  • Welded EPDM seams at penetrations using the correct cover strips

Variations of this service

Garage flat roofs

Most common job — typically 12–25m². EPDM single-sheet install completed in one day, supplied with the manufacturer's warranty.

Extension flat roofs

Often integrated with rooflights and abutting house wall. GRP excels here for its rigid finish around rooflights.

Dormer roofs

Small but detail-heavy — abutments to tile, lead apron, vertical cheeks. EPDM or hand-dressed lead.

Balcony and terrace roofs

Walkable systems — GRP with anti-slip topcoat or protected EPDM with paving on pedestals.

Commercial flat roofs

Larger areas, fall-arrest required, often phased to keep tenants operational. Torch-on or mechanically fixed single-ply.

When it applies

Typical situations we're called for across Tayside and Fife.

  • Garage and outbuilding recovers
  • New build extension specifications
  • Dormer waterproofing
  • Commercial unit re-roofs
  • Listed property porches and bay roofs where lead alternatives are too costly

Residential vs commercial

Residential flat roofs are nearly always EPDM or GRP — one-day installs, simple detailing, manufacturer system warranties. Commercial flat roofs above 100m² typically move to torch-on or mechanically fixed single-ply for handling and warranty reasons, with CDM 2015 documentation included in the quote.
